Why Is Basement Waterproofing So Expensive?
Well, that is a loaded question with no simple answer. The reality is, it is not always expensive, it just depends on the nature of the problem! There are so many different forms of waterproofing, the cost could range from a couple hundred dollars to thousands. It just depends on the issue and the solution. There are many reasons a basement could be getting seepage like foundation cracks, porous concrete, floor cracks, widow well leaks, or sump pump failure to name a few. Here is a little more about some of the most popular types of basement waterproofing and their costs.
Sealing foundation cracks happens to be the least expensive and is typically the least labor intensive. It could still cost a small chunk depending on the length of the crack and how many. We wrote an article previously on how much a poured foundation crack would cost to repair. Cracks happen because houses settle over time. They can also occur because of loose soil, overly dry or wet soil, inadequate drainage, poor construction, earthquakes, and frequent changes in temperature.
Sump pump failure occurs generally due to mechanical failure as the average life of a pump is 5-10 years. Failure also occurs when your home’s electrical service is disrupted, for example a power outage. Unfortunately, power outages during a storm are not at all uncommon. That is why having a battery backup is a good idea so in times of a power outage your battery will kick in keeping your basement dry. A quality sump pump backup systems can range from $1,000 to $4,500 installed with many different factors determining the cost.
Interior Drain Tile is a solution most used to drain water from the foundation away from the home and is far more labor intensive. A Drain Tile job involves opening the floor along the foundation walls and installing a perforated drainpipe surrounded with washed gravel at the base of the wall. A typical drain tile installation can cost between $5,000 and $15,000, depending on the choice of sump pumps and other accessories or additions. But keep in mind a four-wall installation is not always necessary!
Quality and lasting work also may come at a slightly higher price. Anyone can try to Do-It-Yourself and some may even task a neighborly handyman to do the job. That is not to say they cannot do the job, but some jobs call for professionals who know the ins and outs of waterproofing and who offer warranties on their work.
